June sees another monthly volume record

PORTSMOUTH-Sales of single family homes in the 13-Sample Seacoast Towns hit a new monthly volume record in June, according to the Seacoast Board of REALTORS. It was the second straight month that a new volume record has been set.

The 13 Sample Seacoast Towns are Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook and Stratham.

The 146 single family sales represented the strongest month to date in 2016 and the most sales since July 2015. Total single family volume is now 12.6% ahead of last year, while the median sales price for the year is $400,500-4.28% ahead of 2015 at this time. Still, June's monthly median sale price of $412,500 was well off last month's $430,300, although 3.82% ahead of last year.

It was a mixed bag kind of month for condominium sales, although still a strong month. There were 69 total sales, six less than last year and two less than May, which was a record month. All the same, total condominium volume is up an impressive 16.47% so far in 2016 and the year's median sale price stands at $250,000, up 6.38% from last year. June's monthly median sale price was also $250,000-an improvement of $10,000 more than last year.
